It is located at the Harold E. Alexander WMA in Sharp County, AR
Purchaser must remove all building materials from the site (except foundation)
within 60 days of purchase

Building Specifications:

- Dimensions: 25x60 shop with a 20x60 bay in the back.
- Features: Small front porch.
- Condition: Siding, metal, and wood are all in good condition.

Buyer Requirements and Terms:

- Winning bidder must agree to and sign the Release from Liability form before removal.
- Removal: The buyer is responsible for removing all building materials and contents. The building must be cleared down to the concrete slab.
- Fencing: Approximately 690-700 feet of chain link fence, including two double gates, must be removed by the buyer.
- Scrap: The scrap pile must be removed from the WMA by the buyer.
- Contents: All other contents within the fenced area are included in the purchase and must be removed.
- Exclusions: The small metal building near the electric pole is to remain on-site.

Utilities:

- Electric: Currently shut off.
- Water: Remains connected and will stay in place with the concrete slab.

Payment in full is due not later than five (5) business days from the time and date of the close of the auction. Payment must be made electronically via the payment methods listed below.

TAX CALCULATION & EXEMPTIONS


TAX CALCULATION: Sale Tax, where applicable, will be calculated and added at the end of the auction.

TAX EXEMPTION: Where taxes are applicable (see the Buyer's Certificate), Tax Exempt documents must be provided to Bidder Services at tax@govdeals.com within 24 hours of the auctions close and before payment is made. Bidders are encouraged to submit their Tax Exempt Documentation prior to the Auction's close to expedite this process. Please contact Bidder Services for all tax exemption questions.

Suppression

Property may be removed by appointment only and appointments must be made at least 24 hours in advance. Schedule pick up between 8:00 AM and 3:00 PM Monday through Friday. Excluding holidays. All items must be removed within ten (10) business days from the time and date of issuance of the Buyer's Certificate.

The Buyer will make all arrangements and perform all work necessary, including packing, loading and transportation of the property. No Assistance will be provided. A daily storage fee of $10.00 may be charged for any item not removed within the 10 business days allowed and stated on the Buyer's Certificate.

Guaranty Waiver. All property is offered for sale 'AS IS, WHERE IS.' Arkansas Game & Fish Commission, AR makes no warranty, guaranty or representation of any kind, expressed or implied, as to the merchantability or fitness for any purpose of the property offered for sale. Please note that upon removal of the property, all sales are final.

Description Warranty. Seller warrants to the Buyer that the property offered for sale will conform to its description. Any claim for misdescription must be made prior to removal of the property. If Seller confirms that the property does not conform to the description, Seller will keep the property and refund any money paid. The liability of the seller shall not exceed the actual purchase price of the property.
