This auction is NOT for the land, all we are selling is the rights to come out, cut the hay, bale the hay and haul it
off. Hay needs to be cut, baled and removed by August 07, 2026 (weather permitting... this date is flexible)
All 50 acres must be mowed regardless of what you bale.
It is strongly suggested that you come out and inspect the land and grass before bidding.
Inspections are BY APPOINTMENT ONLY.

Conditions of all items are "As is, Where is".
Only the items described are included in sale regardless of what else is pictured.
Under no circumstances will Rolla, MO assume responsibility for packing, loading or shipping.

If you are the winning bidder, you will facilitate payment by referring to the My Bids section of your account.Note:

SALES TAX

The Buyer will make all arrangements and perform all work necessary, including packing, loading and transportation of the property. No Assistance will be provided. A daily storage fee of $10.00 may be charged for any item not removed within the 10 business days allowed and stated on the Buyer’s Certificate.

All property is offered for sale “AS IS, WHERE IS.” (Seller) makes no warranty, guaranty or representation of any kind, expressed or implied, as to the merchantability or fitness for any purpose of the property offered for sale. Please note that upon removal of the property, all sales are final.
Description Warranty. Seller warrants to the Buyer that the property offered for sale will conform to its description. Any claim for mis-description must be made prior to removal of the property. If Seller confirms that the property does not conform to the description, Seller will keep the property and refund any money paid. The liability of the seller shall not exceed the actual purchase price of the property.
