Description

Parcel identified by PIN 6474-12-97-1471; recorded in Deed Book 140, Deed Pages 507–510, Anson County Register of Deeds; and Parcel identified by PIN 6474-08-97-1656; recorded in Deed Book 436, Deed Pages 43–45, Anson County Register of Deeds.

Collectively, the above-described properties are further identified as 907 North Washington St., Wadesboro, NC 28170, and shall be collectively referred to as “The Property”.

The Anson County Board of Commissioners, by the Resolution Authorizing Sale of Real Property Identified as PIN 6474-12-97-1471 & 6474-08-97-1656, adopted on March 3rd, 2026, finds that the aforementioned real property (The Property) owned by Anson County is surplus to the needs of the County and should be offered for sale at public auction pursuant to N.C. G.S. ? 153A-163 and ? 160A-270.

The Property shall be offered for sale as one combined offering, with bidding conducted on The Property collectively rather than by individual parcel.

After the Auction concludes, the electronic auction service shall report the highest bid for the Property to the County Manager or Assistant County Manager, or their designee. The County Manager or Assistant County Manager shall promptly report the high bid to the Board. In accordance with ? 160A-270(a), the Board shall accept or reject the highest bid within thirty (30) days after the date the high bid is reported to the Board. The highest bid must be accepted and confirmed by the Board before the sale and conveyance. If the Board rejects the high bid, the Board may readvertise the Property for sale in the same manner as above.

Conveyance of title shall be by quitclaim, special warranty deed, or other legal instrument as determined by the County Attorney; the deed shall be executed only after Board approval of the high bid and receipt of required funds. The purchaser shall be responsible for all closing costs, recording fees, surveys, deed preparation fees, attorney costs, any real estate taxes or assessments accruing after closing, and any fee assessed by the electronic auction platform, unless otherwise stated in the Auction terms. The deed shall be placed in the name and address as it appears on the bidder information provided to the electronic auction platform. The highest bid must be accepted and confirmed by the Board before the sale and conveyance.

The Property shall be sold “AS IS, WHERE IS.” Anson County makes no warranty, guaranty or representation of any kind, expressed or implied, as to the merchantability or fitness for any purpose of the property offered for sale. The buyer is not entitled to any payment for loss of profit or any other money damages—special, direct, indirect, or consequential. Anson County makes no warranty, guaranty or representation of any kind, expressed or implied, as to the marketability or chain of title to the property, legal access to the property, zoning, road frontage, water/sewer/electric availability, environmental conditions, or physical attributes of the property. Removal

Bid Deposit The winning bidder is responsible for a bid deposit of five percent (5%) of the amount of the winning bid and must be paid within five business days after close of auction. The deposit of the bidder to whom the award is made will be held until the sale of the property is closed; if that bidder refuses at any time to close the sale, the deposit will be forfeited to the County. Buyer is responsible for all closing costs. Closing procedures and Escrow will be handled between the Seller and Buyer, GovDeals is not a party to these proceedings. Once the seller informs GovDeals that the property has been transferred to the winning bidder, then the asset will be marked as picked up, and the auction will be considered concluded.
