PROPERTY DETAILS

• This home is being sold as is and will require full removal either by demolishment or full removal including the car port, except any foundation.
• NO LAND IS INCLUDED IN THIS SALE. WINNER MUST REMOVE HOUSE AT THEIR COST.

• Lead-Based Paint: Lead-based paint was identified on the home's exterior siding and concrete porch. It generally poses a risk only if paint is deteriorating (peeling, chipping, or chalking) or is disturbed during activities such as scraping or sanding, which can create lead dust.

BUYER RESTRICTIONS & RESPONSIBILITIES

• Buyer shall provide all tools and machinery required for removal or demolishment.
• Buyer shall only work in the normal construction time: (7am - 7pm) from Monday-Friday, (8am - 7pm) on Saturday, and (12pm-7pm) on Sunday only.
• Buyer shall be responsible for all expenses and risks related to the removal and cleanup of the structure.
• Buyer shall secure the site to prevent the public from entry while removal work is underway.
• Buyer shall restore any damage caused by its operations, excluding partially demolished and safely stabilized existing foundations or other improvements.
• Buyer shall remove all debris at the time of removal.
• Buyer shall abide by all rules and regulations of the City of Fayetteville.
• Buyer shall hire a properly licensed/permitted company to perform the removal.

INSURANCE

• At its sole cost and expense, BUYER shall procure and maintain insurance continuously throughout the term of this Agreement from such companies as are acceptable to SELLER and listed in the current "Best's Insurance Guide" as possessing a minimum policy holders rating of "A-" (Excellent) and a financial category no lower than "VI" ($25,000,000 to $50,000,000 of adjusted policyholder's surplus). The following insurance shall cover BUYER’s activities under this Agreement whether such activities be by itself or by any subcontractor or by anyone directly or indirectly employed by any of them, or by anyone for whose acts any of them may be liable:

3. General Liability - $1,000,000 per occurrence ($2,000,000 aggregate)
4. Automobile Liability - $1,000,000 per occurrence
