2. The successful buyer will be responsible for paying the documentary stamp tax on the deed of conveyance. Section 201.01, Florida Statutes.
3. The property is being sold "as is, where is", "with all faults", known or unknown, physical, legal or otherwise. All representations and warranties (both express and implied) concerning the property are hereby disclaimed to the fullest extent allowed by law. The disclaimed representations and warranties include but are not limited to: accuracy of the survey and legal description, condition of title, legal and practical access, number of acres, environmental condition, flood proneness, applicable flood zone and fitness of the improvements (if any) and/or the property for any particular use.
4. The seller disclaims all responsibility and liability for the completeness or accuracy of any information that it may provide.
5. The deed of conveyance will contain a reverter clause which will provide as follows:
“The Grantor hereby reserves in and to the land described herein and hereby conveyed, a reservation of reversion which reservation of reversion is conditioned upon said land or any part thereof being utilized to conduct any educational purposes, activities, opportunities, or classes for pre-kindergarten through 12th grade students, in which such event the title to the subject land hereby conveyed by Grantor to Grantee shall revert to Grantor by operation of law, and Grantee shall execute and deliver to Grantor said land in fee simple by sufficient Special Warranty Deed forthwith. The above reservation of reversion shall not be triggered by apprenticeships, internships or after-school tutoring for pre-kindergarten through 12th grade students.”
